Why could now be the best time in history to invest in real estate?

March 26, 2021

There are a LOT of reasons to invest in UK real estate right now. The housing market is booming, with prices rises in excess of 20% projected nationally over the next five years. In the North West, price rises are projected to be closer to 30%.

“There is outstanding growth potential for investors who put their capital into real estate at the moment. With the UK government focused on the housing market and the wider economy like never before, there’s a unique opportunity for investors to benefit.”

Dale Anderson, Managing Director, Fabrik Invest

The pandemic has triggered a number of new fiscal policies in the UK, as it has done in countries around the world. In relation to the housing market, these have involved a Stamp Duty holiday, which runs until the end of June 2021, and a government-backed scheme to encourage banks to give mortgages to buyers who have only a 5% deposit.

These policies are set against a backdrop of quantitative easing and record-breaking low inflation. The Bank of England also, earlier in 2021, put banks on notice to prepare for negative interest rates within six months, though appetite for this appears to be muted at present.

“When you look at the various investment options right now, nothing else ticks all the boxes that real estate does. Stocks and shares are far from reliable in an economic environment with so much uncertainty, while bonds are facing the combined impact of ultra-low interest rates and quantitative easing. Properties promise greater returns AND greater stability.”

Dale Anderson, Managing Director, Fabrik Invest

Of course, not all property investments are equal. The pandemic has created changes in buyer behaviour and demand, which investors need to take into account when it comes to the locations that they consider.

Tertiary cities are big news for 2021, particularly in the North West, which Savills projects will lead house price rises over the coming five years, with values increasing by 28.8%. This makes cities like Preston incredibly attractive to investors seeking just the right type of property – properties like the apartments at Bishopgate Gardens

The stunning rooftop gardens that give the apartments their name are complemented by a range of other shared facilities, from an extensive home working space to a stylish lounge area and coffee pod café. Ground floor retail units, including a deli and a barbershop, will enhance the development’s convenience. The 130 apartments, which include one, two and three-bedroom units, are due to be completed in September 2021.

Wayne Venter

International Business Development Manager

Wayne has been in the property industry for over 17 years. He started out selling residential properties in the northern suburbs of Sandton, South Africa, for one of the bigger real estate brands, before moving to a boutique, Johannesburg-based property developer. He worked at a senior level, specialising in residential developments on the north coast of KZN and various other areas of Northern Johannesburg.

Wayne moved to selling luxury, free standing homes and apartments in Sandton, Johannesburg in 2006, having joined the Country’s leading real estate brand and within six months was leading the team. In 2008, he began to focus exclusively on the luxury apartments in central Sandton, priced from approximately R2 million to R60 million. Over the years, he has also added commercial property sales and rentals to his repertoire, as well as building his own investment property portfolio between 2011 and 2018.

By 2018, realising where the South African property market was headed, he sold out of his investment property portfolio to de-risk and went looking for a real estate company to buy into. South Africa’s property market was extremely volatile at that time, so Wayne took the initiative and moved to London to work in property in the UK.
