Where are the UK’s best places to invest right now?

Places like Liverpool, Birmingham and Manchester regularly crop up in features on the best places to invest in the UK, but what is it about these locations that makes them such a good choice? And what about smaller cities such as York, or London commuter belt towns such as Chatham? What do all of these places have in common and why do they deserve to be on investors’ radars?

When it comes to property investment, there are two headline items: monthly income and capital growth potential. An investment property needs to tick both boxes firmly and this is where location becomes a key factor.   

Manchester, Liverpool and Birmingham are three of the UK’s best-performing cities when it comes to property price growth. All three usually rank in the top ten cities in Hometrack’s monthly House Price Index. In the August index, for example, Manchester recorded the second highest rate of growth of any UK city, at 4.2% year on year as at August 2020. Liverpool recorded price growth of 3.4% and Birmingham 2.9%.

These same factors come into play in regional cities as well. York, for example – the location of Fabrik Invest’s elegant new Icona apartments – shows both price growth promise and strong demand for rental homes. House values there have risen by 29.33% over the past five years according to Zoopla, while Savills projects a rise of 21.7% across Yorkshire and the Humber over the coming five. Rents, meanwhile, have risen by 4.5% since July 2019, according to Zoopla’s data. 

York also ranks highly in terms of its desirability and this is another important factor when it comes to identifying the best UK cities for investment properties. It has topped rankings compiled by both Conde Nast and The Sunday Times in the past couple of years; the former due to its architecture and the latter as being the Best Place to Live in the UK. 

Chatham in Kent, a London commuter belt town, also scores highly in this respect, having topped the Evening Standard’s list of best commuter towns for home buyers in 2018, thanks to its affordable properties, along with a range of other factors.

Wayne has been in the property industry for over 17 years. He started out selling residential properties in the northern suburbs of Sandton, South Africa, for one of the bigger real estate brands, before moving to a boutique, Johannesburg-based property developer. He worked at a senior level, specialising in residential developments on the north coast of KZN and various other areas of Northern Johannesburg.

Wayne moved to selling luxury, free standing homes and apartments in Sandton, Johannesburg in 2006, having joined the Country’s leading real estate brand and within six months was leading the team. In 2008, he began to focus exclusively on the luxury apartments in central Sandton, priced from approximately R2 million to R60 million. Over the years, he has also added commercial property sales and rentals to his repertoire, as well as building his own investment property portfolio between 2011 and 2018.

By 2018, realising where the South African property market was headed, he sold out of his investment property portfolio to de-risk and went looking for a real estate company to buy into. South Africa’s property market was extremely volatile at that time, so Wayne took the initiative and moved to London to work in property in the UK.

Daniel has a keen interest in golf and also in keeping himself fit which is essential as he and his fiancé have 4 year old twins, Jacob and Sofia who keep them both on their toes.
